Bouldin Creek

The Eclectic Heart of South Austin. South Austin.

The Vibe

Bouldin Creek is the vibrant, quirky, and fiercely independent soul of South Austin’s 78704. This is where historic charm, artistic energy, and a laid-back community spirit collide. Famous for the “Greetings from Austin” mural, it’s a neighborhood of tree-lined streets where lovingly restored 1920s bungalows sit alongside bold modern architecture, and the air hums with a creative, welcoming vibe. It feels like a quiet refuge, yet it’s just a short walk from the bustling energy of South Congress and downtown.

The Story

As one of Austin’s oldest neighborhoods, Bouldin Creek’s history is rich and layered. The area was first developed in the early 1900s, with the majority of its original homes built in the 1920s and 1930s. In its early days, land south of the river (now Lady Bird Lake) was considered less desirable due to frequent flooding, which made it an affordable place for diverse communities to establish roots, including many Black families who founded institutions like the St. Anne African Methodist Episcopal Church. Today, the neighborhood is home to historic landmarks like the Texas School for the Deaf, established in 1856, and Green Pastures, the former estate of activist John Henry Faulk.15 The Bouldin Creek Neighborhood Association (BCNA), founded in 1981, actively works to preserve this unique character while guiding its evolution, ensuring the neighborhood remains a vibrant and eclectic place for its mix of longtime residents, artists, and young professionals.15

The Lifestyle

Life in Bouldin Creek is defined by walkability and a deep connection to local culture. Residents can easily stroll to the eclectic shops and restaurants along South 1st Street, grab a vegetarian meal at the iconic Bouldin Creek Cafe, or catch a legendary show at The Continental Club. The neighborhood is a “foodie paradise,” with celebrated spots like Lenoir and Elizabeth Street Cafe just around the corner. The community is a diverse mix of artists, techies, young families, and old hippies, creating a welcoming and unpretentious atmosphere.13 On weekends, you’ll find neighbors enjoying the West Bouldin Creek Greenbelt, kayaking on Lady Bird Lake, or simply relaxing on their front porches. The area is even known for its resident peacocks, which have roamed the streets near Green Pastures for decades, adding to the neighborhood’s unique and quirky charm.16

The Homes

The real estate in Bouldin Creek is as eclectic as its residents. The streets are lined with a fascinating mix of architectural styles, from quaint, restored bungalows and mid-century modern homes to striking, contemporary new builds. The majority of the original homes were built from the 1920s to the 1930s and tend to be smaller, typically ranging from 1,200 to 2,200 square feet, which contributes to the neighborhood’s cozy, intimate feel. Many of these historic homes have been lovingly updated with modern interiors while preserving their original charm. The neighborhood’s strong sense of history and character, combined with its prime location, has made it a highly desirable area where properties have historically held their value well.
